PROPERTY PRESERVATION & MAINTENANCE:
Maryland REO Connection’s intention is to put the property in marketable condition immediately. To achieve that end, we provide the following services:
Clean-up Vendor Contact – Solicit bids by licensed and insured contractors for property interior and exterior trash-outs and clean-up. Prepare a detailed summary and submit to Asset Manager. Supervise vendors and contractors, making sure of a timely completion of repairs, inspect work and approve invoices
Interior Cleaning, Inspection & Repair – Remove debris, broom sweep all floors and hard surfaces, vacuum and mop, clean out cabinets, clean fixtures, appliances and re-carpet and paint as needed. See if repairs are needed for heating pump, AC, electrical breakers and outlets, inspect plumbing, roofing, exterior structure, various carpentry such as cabinets, counters, garage doors, fences, windows, etc. Verify appliances are in working order and operating, replace if needed.
Exterior Cleaning – Removal of debris and trash from yard, clean gutters, remove leaves on roof, cut, trim and rake lawn, trim hedges, bushes and small trees, sweep and wash porches, patios and decks. Snow removal and winterization as needed.
Billing - Transfer utility bills to Maryland REO Connection. Forward necessary paperwork to the Asset Manager.
Reports - Maryland REO Connection will furnish regular monthly reports on any date specified by the Asset Manger, regarding the status of REO properties listed by Maryland REO Connection.
